5% Gifted Deposit

Struggling to save 10%? Look for homes showing the 'Gift Deposit' sign and the Vendor will gift you 5% towards your deposit!

Saving for a deposit is a major problem for many buyers, especially first timers. Some are fortunate to have help from 'the bank of mam and dad' but not everyone is that lucky.

It is now accepted that the minimum possible deposit is 10% so we have agreed with some of our vendors that they will gift the buyer 5% of the agreed purchase price as a deposit meaning that it is possible to buy after only saving up 5%.

Tenancy Deposit Scheme

Since 6th April 2007 Landlords must lodge or register all Tenancy deposits or face stiff penalties says Brenda Hernandez, Lettings Manager at Andrew Craig.

There are two types of deposit scheme, being Custodial and Insurance backed. We use the latter as it allows us to retain the deposit in our client account,  which means we can release the deposit quickly once  both parties agree.

Summary of TDPS Facts

  • Landlords must register all deposits taken with a statutory tenancy deposit scheme. 
  • This means all Tenancy deposits are safeguarded and Tenants will get all, or any undisputed part, of their deposit back promptly.
  • Both Tenants and Landlords are then offered, on any disputed sum, an Alternative Dispute Resolution service (ADR) which aims to be faster and cheaper than taking court action.

Penalties for non compliance are harsh and failure to comply could even mean the Landlord is unable to obtain possession of the property.

It's the difference that counts

When we change cars all that matters is how much it costs to change. The value of our old car is not important. When it comes to houses, some people seem to find using the same principle difficult.  

Nobody likes to think that their house has gone down in value, but reducing the sale price doesn’t have to mean that you’re out of pocket. Re-assessing the value of your house could net you the home of your dreams.  

If your new dream home is available at £150,000 and you think your current home is worth £100,000 then the cost to change is £50,000. If you get an offer of £95,000 don’t immediately dismiss it. What if the seller of your new home would accept £145,000, then the difference is still £50,000.  

Discuss this with your estate agent and ask them to see if a deal, acceptable to both sides, is possible. Sometimes, the difference can be passed two or three links up the chain meaning that everybody gets to move.

Landlord Gas Safety Checks

Landlord neglected gas safety for tenant and ended up in Court.

If you are a landlord, it is worth considering the fate of a Doncaster based landlord who failed to have a 12 monthly gas safety check carried out. The Health and Safety Executive (HSE) took action against him after he failed to provide his tenant with a gas safety record. The HSE served an improvement notice (that was ignored) and brought in a registered gas engineer who identified five ‘at risk’ defects. Magistrates fined the landlord £400 and £1000 in costs.

Landlords who use a Regulated by RICS managing agent can rest assured that the carrying out of annual gas safety checks, is part of the management service.
